Linda Henderson called the meeting to order at 7:10 p.m. and asked Len to summarize what occurred at the December 1, 2004 meeting. Len reviewed the tabulated results of the impact votes taken on each of the properties option/stakeholder boxes. Discussion ensued. Ken Lanzillo shared his vote tally for each option which was as follows:
Option Positive Negative Neutral
1 35 14 3
2 11 37 4
3 38 12 2
4 39 10 3
5 1 51 1
6 4 47 1
A consensus emerged that the committee should concentrate its efforts on options 1 through 4 since options 5 and 6 were so one-sided in creating negative impact for all stakeholders.
Further discussion revealed a consensus that options 2, 3 and 4 were really variations of option 3 – sell annex. For example, it may be necessary to sell the annex with the fields in order to provide the buyer with enough land to achieve the desired yield for either a large or small scale open space development. Such an open space development could result in the fields being deeded back to the Coop as an easement. In this scenario,
option 2 is equivalent to option 3. Option 4 is the same as option 3 with the 200 space parking lot behind the annex being retained to accommodate future parking needs of the Coop/SST.
There was also consensus that the term “dispose” be used rather than “sell” as it provides the Coop Board with more flexibility.
Finally, all agreed that the annex building should be disposed of. The Coop district’s future needs for open space, fields, parking and/or tax revenue would determine whether or not additional land is disposed of.
The meeting was adjourned at 9:00 p.m.
